Dry season in Ahangama and the south west coast of Sri Lanka runs from October through to late April, with the peak part of this being December to March. As well as dry season, this is also surf season too!
It is around a 2.5 hour ride from Bandaranaike International Airport (CMB). We recommend paying for the toll roads, otherwise it’ll take 4+ hours.
You can easily grab a taxi from the airport and our villas are listed on Google Maps, making it super easy to find. We can also arrange airport transfers if you’d like to be greeted at the airport by one of our drivers too. Drop us an email about rates as it varies slightly on car size and if you’re travelling with surfboards.
If you have any questions or need any assistance whilst staying at a Nivasa villa, our villa managers are available via WhatsApp and can swing by and help with anything if needed.
Kabalana and Ahangama are very relaxed spots in Sri Lanka.
As a precaution, we employ the neighbours of the properties to act as 24/7 security, and we also have security cameras installed at all properties.
If you’re staying for 5 nights or more, then our cleaners will swing by to clean the villa, and for stays over 6 nights in length, you’ll have a mid stay clean – including a fresh set of towels and bedding.
If you prefer not to have the villa cleaned during your stay, or require extra cleans please let us know.
If your villa/house choice has a garden and/or pool: The gardening & pool team also come around a few times per week to keep the plants in tip top shape and water everything during dry season, as well as keeping the pool clean and clear, so make sure you say hi if you see them.
Both the garden and pool staff have keys to the main gate, but no access to the inside of the villa.
Yes, all bookings include the full property to yourselves
The closest beach is usually the famous Kabalana Beach.
It’s an easy 2 minute tuktuk to here from the main Ahangama junction.
For sure! Nivasa villas and houses all come with broadband (fibreoptic where we are able to have it installed), delivering speeds of up to 200mbps. We do also recommend grabbing a local SIM at the airport too, with super cheap data bundles available. Not only does that allow you to stay connected when you’re out and about, they’re also handy incase of any power cuts too.
As standard we offer a 2 night minimum but you can stay as long as you want!
Longer bookings include some GREAT discounts.
All linen is provided as well as 2 sets of towels, one for the beach and one for villa use only.
We also have boutique body wash and hand wash in the bathrooms, but all other toiletries are not provided.
Guests also have access to other extras, including premium yoga mats, beach baskets and umbrellas to make your stay even more comfortable.
Nope, we don’t charge any extra cleaning fees when you book direct with us.
You can take out Sri Lankan Rupees at the airport (just to the left as you come through arrivals) and there are also a couple of ATMs in Ahangama. A lot of restaurants and bars accept card payments, but we still advise carrying cash for use at smaller, local restaurants as well as for tuk tuks
For sure! There is plenty of space for your surf boards and board bags.
Surfboard hire is easily available locally at your favourite beach and surf break
That depends on the villa you book.
If you do have one: it’s lit up at night so you can enjoy an evening swim as well.
Please be aware though, the pool is unfenced and used at your own risk.
Our smallest villa sleeps 2 people, our largest sleeps 14. If you’d like bedrooms as twin bed setups, in most cases (when the bed isn’t made of concrete) this can also be arrange for stays of 7 nights or more. We also have a cot if you’re travelling with an infant.
Of course! All bedrooms have their own A/C and ceiling fans.

Please be aware though all facilities, including the pool area (which is unfenced) are used at your own risk. Unfortunately we’re unable to provide high chairs or other ammenities for younger children, but feel free to bring your own!
The Nivasa has a no pets or animals allowed policy.
Of course the local wildlife has full roam – so keep an eye out for parakeets and monkeys as well as palm squirrels who you’ll often see bouncing around the gardens.
There isn’t a washer/dryer in the villa, however you can easily sort a local laundry service nearby. We have details of the options we recommend in your Villa Welcome book. For boardies / bikinis / wet stuff we do have drying racks in the bathrooms and these can also be moved outdoors to take advantage of the sunshine.
The Nivasa is a self catering rental, so meals aren’t included. There is a fully equipped kitchenette if you did want to cook, and this includes gas stove, dishes, cutlery, cooking utensils, tea pot and coffee plunger – as well as full size fridge freezer.
There are plenty of restaurants within a short walk of the villa serving both local and international dishes and many of which can do delivery too. We’ve included a selection of our favourites in the Villa Welcome Book.

Indeed – if you want to stay for 1 week or more we offer discounted rates. Drop us an email or use our booking enquiry form and we will make sure you’re looked after. For low season (mid May – Sept) we also offer some epic low season deals too.
If you’re venturing further afield than walking distance then the iconic tuk tuks are the easiest way to travel around.
If you head to the main road you wont have any issue flagging one down at any time of the day.
